East 49th Street Townhouse, NYC

Gut renovation of existing three-story townhouse with addition of two floors, with balconies on either side of building. Upon establishing the property line, it was determined that the allotted space on the party wall was not wide enough to rest the floor joists. In order to add the top floors, an entire support structure on the West side of the townhouse was needed.  During the structural phase, Client desired use of basement which had a low ceiling. Underpinning of buildings on either side was necessary to achieve desired height. Originally, the rear facade was to be re-pointed, however, during the process the rear wall was found structurally unsafe and needed to be totally demolished and rebuilt.  The end product was a  five-story, single family townhouse with high-end finish work and amenities such as, central air conditioning, central vac, high-end kitchen and bathrooms. Four woodburning fireplaces converted into gas. Wired for Crestron lighting, audio and video system throughout with remote capabilities.
